In our local Vancouver Island market, conditions remain steady and grounded. Recent statistics show a resilient baseline, with a single-family benchmark price hovering around $794,500—up roughly 1% year-over-year. Locally in Nanaimo, single-family home benchmark prices held firm at $822,200, with average sale prices near $856,000. Inventory levels sit comfortably at roughly 426 active single family listings, giving buyers options without flooding the market. Gabriola has 36 listings, Ladysmith 79 and Parksville is at 66. By comparison, the Greater Vancouver market is experiencing a more pronounced shift. Metro Vancouver sales fell roughly 4.6% year-over-year in August, with their composite benchmark price dipping 5.6% to $1,081,900. While mainland prices are drifting downward under holding costs, Vancouver Island continues to showcase strong price stability thanks to steady lifestyle-driven demand.
Looking ahead, there is plenty of reason for an optimistic outlook as we transition into September and October.
