As we move into the heart of the summer, both buyers and sellers are wondering what the warmer months mean for the local real estate market. Whether you currently have a home on the market or are just keeping an eye on the neighborhood, here is a quick look at the shifting dynamics of our mid-summer market and what lies ahead.
The Return of the Balanced Market
Nationally and locally, we have seen a modest, steady recovery building momentum over the last few months. While overall sales are tracking slightly under historical long-term averages, prices have largely stabilized. We are transitioning into a highly balanced market. Buyers are no longer rushing in on impulse due to intense bidding wars; instead, they are taking their time, weighing their options, and making discerning choices.
Interest Rates and Buyer Confidence
A major anchor for this stability comes from the Bank of Canada’s recent rate announcements. The central bank’s shift toward holding and lowering rates has signaled that the aggressive hiking cycle is officially behind us. For our local real estate landscape, this predictability is a breath of fresh air. It provides much-needed confidence for buyers who have been sitting on the sidelines waiting for the financial floor to stop moving.
The Traditional “Summer Lull”
In terms of what to expect over the next few weeks, the balance of July and August traditionally brings a seasonal slowdown. It’s the time of year when people pause their home searches to enjoy vacations and spend time with family.
While open house traffic and general showing requests may slow down slightly compared to the chaotic spring rush, there is an upside: the buyers who are out looking right now are typically highly motivated. They are usually looking to make a firm move before the new school year starts in September. Keeping properties highly competitive and primed for these serious buyers is our top priority, which beautifully sets the stage for the traditional post-Labour Day market surge.
A Quick Personal Note: Out of the Office next week!
To take advantage of this traditional mid-summer lull, I will be taking next week off to go camping and spend some quality time with my family.
Please rest assured that if you have an active listing with us or are looking to make a move, you remain in excellent hands while I am unplugged. Andrea and my team are fully present, completely up to speed on all of our properties, and ready to handle all inquiries and manage the business seamlessly.
I will be back and fully charged the following week, but in the meantime, Andrea and the team have you completely covered. Enjoy the beautiful summer weather!
